Step-by-Step Guide to Obtaining and Maintaining Your DC Rental License
Step 1: Curious About the Status of Your License?
Check the current status of your rental license using the District of Columbia’s online system.

Before scheduling an inspection, conduct a thorough walk-through of your property to ensure compliance with all necessary regulations.

Step 3: Feel Your Unit Is In Compliance? Schedule Your Inspection
Once you’re confident your property meets all requirements, schedule an inspection with the District of Columbia.

Step 4: Passed Your Inspection? What’s Next?
Continue the license application process online. You’ll need to complete the necessary prompts and enter your personal information to obtain a Clean Hands Certificate from DC.

Important: Ensure you’ve filed your D30 and FP-31 Tax Returns, and that there are no outstanding balances with the Office of Tax and Revenue (OTR).

Note: Expect a 7 to 10 day response time from DC after submission.
Step 5: Register with the Rental Accommodations Division
After your license is issued, don’t forget to register with the Rental Accommodations Division to comply with rent control regulations.

Download the necessary form, complete it electronically, and submit it via email.
Step 6: Share Documents with Our Office
Once you’ve completed the licensing process, send all relevant documents to our office. We’ll ensure that the proper disclosures are provided to your tenants.
Step 7: Track Expiration Dates
Keep track of your license expiration dates and renew before they expire to avoid penalties and ensure continuous compliance.

For one- and two-family rentals, the fee is $198.00, with an additional $283.80 due bi-annually. Administrative fees may apply if you hire a service to assist. -
How do I know if I’ll be subject to Rent Control?
All rental units in DC are subject to rent control unless they are registered as exempt. Make sure to confirm your exemption status. -
Do I need a Certificate of Occupancy (CofO)?
Single-family rentals typically do not need a CofO, but multi-unit properties may require one. Consult with your property advisor for specifics. -
